We inspect it, grade it, and hand you a report showing what it produces, how much life is left in it, and what you're actually signing up for.

Solar Is the One System Nobody Explains to You
The listing said 'solar!' and left it there. Nobody told you whether the panels are owned, leased, or on a power purchase agreement.
Nobody told you how old the inverter is or what it costs to replace. Nobody told you what the system actually produces, whether it's wired safely, or what happens to the roof under it when that roof needs work in eight years.
And if there's a lease attached, nobody told you that assuming it may affect your loan qualification, or that there may be a UCC filing on the property that has to be cleared before you close. You're buying all of it either way.
We're a Sprk Certified inspector, which means your solar inspection produces a scored, graded report — not a paragraph in the back of your home inspection. Every system gets an overall grade and four scored categories: remaining life, energy production, energy storage, and safety and quality. You see the numbers behind each one and the photos behind the numbers.

Estimated years left on your panels and inverters, scored against expected service life.
System Details
Array sizes, panel count and wattage, orientation, inverter type, manufacturer, age, and remaining warranty.
Energy Storage & Net Metering
Battery presence and details if equipped, and confirmation of utility net metering.
Safety & Quality Findings
Breaker and conduit labeling, panel clamps, wire management, fire code setbacks, pest proofing, broken glass, and visible damage — each scored and photographed.

For leased or PPA systems: a step-by-step guide to documentation, transfer options, escrow coordination, clearing UCC filings, and transferring monitoring and net metering.
Owned, Leased, or PPA — It Matters Enormously
Owned
The system conveys with the house. Its condition and remaining life are now your asset and your replacement cost.
Leased or PPA
You're inheriting a contract. Someone has to decide whether it gets prepaid, bought out, or assumed by you, and that decision touches your escrow officer, your loan officer, and possibly your ability to qualify. Your report includes the checklist for working through it. Start it during escrow, not the week of closing.
What This Inspection Is Not
Clear limits, stated up front:
- Not a performance test. Production figures are modeled from system specifications and available documentation, not measured output or a guaranteed yield.
- Not a legal or financial review. We provide a transfer checklist. We don't interpret your lease, PPA, or financing terms — your attorney and lender do that.
- Not an engineering analysis. Visual and non-invasive, limited to accessible components. No disassembly, load analysis, or system shutdown.
- Not a battery evaluation. If storage is present, we document what's visible. Capacity and functional testing require the manufacturer or installer.
- Not a warranty or certification of code compliance or future performance.
What It Costs Not to Look
An inverter is the part that fails first, usually somewhere between years ten and fifteen, and replacement runs into the thousands. Buyers routinely inherit one with a few years left and no idea.
Wires resting on shingles wear through them. Missing pest proofing turns the space under an array into a nesting site. Setback violations become a problem the day the fire marshal or your insurer asks.
And a lease nobody addressed during escrow becomes a closing delay, a renegotiation, or a financing problem at the worst possible moment.
None of it is hidden. It's just unexamined.
