What is a home inspection?

A home inspection is a non-invasive, visual examination of a property’s major systems and components, such as the roof, foundation, electrical, plumbing, HVAC, and more. It helps buyers, sellers, and homeowners understand the condition of the home before making important decisions.

How long does a home inspection take?

Most inspections take 2–4 hours depending on the size, age, and condition of the home. Larger or older properties may take longer if more issues are uncovered.

Do i need to be present for the inspection

It’s not required, but it is highly recommended. Being present allows you to ask questions, see concerns firsthand, and gain a better understanding of the property.

What is included in the inspection report?

Our reports, delivered the same day through Spectora software, include detailed findings, high-resolution photos, and clear explanations of issues. You’ll also receive a summary of recommendations to help prioritize repairs.

What happens if the inspector finds problems?

Almost every home has some issues. We provide objective documentation so you can make informed decisions, negotiate repairs, or budget for future maintenance.

Do you test for termites or other wood-destroying organisms?

Yes. Every residential inspection includes a WDO inspection at no extra cost, so you’ll know if termites, carpenter ants, or other pests are present.

What areas do you service?

We serve most of South Jersey, but mainly Burlington, Camden, and Gloucester counties in New Jersey, as well as eastern Pennsylvania.

Do you use thermal imaging?

Yes. Every inspection includes thermal imaging to detect hidden issues such as moisture intrusion, insulation gaps, or overheating electrical components.

How much does a home inspection cost?

Pricing depends on the size, age, and location of the home. Additional services (radon, mold, sewer scope, pool/spa) are available at reasonable rates. Contact us for an exact quote.

How quickly will I receive my report?

Reports are delivered the same day as your inspection through our online system. You’ll have access anytime via computer or mobile device. If you ordered an add-on service such as radon or mold, reports can take up to 48 hours.

Yes. Brian Maute, owner of Vivid Home Inspections, is fully licensed in New Jersey and certified through InterNACHI, with specialized training in radon, mold, pool/spa, sewer scope, and other inspection services.
