Home Buyer Inspections

Home Inspection

We’ll have a qualified and experienced home inspector check the home from foundation to roof. With the latest tools and technology, we inspect the accessible structures of the home inside and out as well as the various systems and components of the home. We also include a Wood-Destroying Organism Inspection and Thermal Imaging as an added value to our customers.

After the inspection, you’ll receive an easy-to-read yet detailed report with details and high-resolution images of any issues. It’ll also include descriptions of routine maintenance for the home’s systems. The report is generated during the inspection so you’ll receive it within minutes (although reports that require lab analysis, such as mold, can take up to three days). Our job isn’t done when the reports are delivered though - you can reach out to us at any time with questions.

New Construction Inspection

​When buying new construction, many people assume this is a guarantee that their home will be as close to perfect as possible. But even the best contractors and code enforcers make mistakes. Plus, brand-new building materials and appliances can still have defects. From leaking sinks to improperly installed floors to stoves that won’t heat up, we’ve found all sorts of issues while inspecting new construction.

​We’ll check your new home pre-drywall to ensure everything is being built to your specifications and so that we can catch issues that won’t be visible later on. During the final walkthrough, we can also ensure that all visible fixtures have been installed properly and are working as expected.

Annual Home Maintenance Inspection

Thermal Imaging

Well, thermal images aren’t quite the x-ray vision you may be imaging but they do offer a non-invasive way to catch hidden issues. By translating temperature differences into color variations, thermal images show signs of water and moisture as cold spots. We’ll check key areas such as the foundation, interior/exterior walls, floors, ceilings, and around plumbing fixtures. Water Quality

Tap water in the United States is generally considered to be safe. However, local contamination in a specific home or region is always a possibility. This can be from natural chemicals in our environment (e.g., arsenic and uranium), nearby manufacturing (e.g., heavy metals), land use practices (e.g., fertilizers and livestock), and malfunctioning wastewater treatment (e.g., the home’s septic system).

Drinking contaminated water can cause a variety of health concerns. The risks are even worse for young children or anyone in your home who is pregnant, elderly, or immunocompromised. Inspecting your water can offer reassurance that you’re safe or help you address issues before they become health hazards.​

Asbestos

Asbestos is a risk because it can cause various types of lung cancer. Similar to lead, homes built before 1978 also have a risk of asbestos. However, asbestos can be found in way more than just paint because it was used to create a variety of common building materials, such as insulation, drywall, and vinyl floor tiles. Mold Testing

Sewer Scope

Many causes of sewer line damage, such as tree roots growing into it, are not covered by homeowner’s insurance. Repairs can cost hundreds or even thousands and you may not know you have any issues until it’s too late.

This type of inspection allows you to see the inside of your home’s sewer line from where it leaves your home to where it connects with the county’s sewer. Your inspector will provide you with a video of the inside of the pipe and help you identify any weak points so they can be fixed proactively. This is important for older homes but even new construction can have damage due to heavy machinery running over it or even defects in building materials.

​Starting with underneath the deck, our inspector will determine if the deck is safe to walk on. If it is safe, we’ll check the decking, handrails, and other fixtures. Your inspection report will help reassure you that your deck is safe or provide guidance on what repairs are required to ensure its safety.​

The term “Chinese drywall” refers to a defective and dangerous drywall imported from China between 2001 and 2009. It was used in about 100,000 homes across the United States. The noxious gasses it emits not only cause a “rotten egg” smell in your home and corrode your home’s metal components faster but it can also cause health issues. Symptoms range from eye and skin irritation to difficulty breathing and headaches.
