Your home inspection covers the roof, the foundation, the electrical, and the plumbing you can see. It cannot see inside the sewer lateral buried under the yard. That line is entirely your responsibility once you own it, and replacing it is one of the largest unplanned expenses a homeowner can face. We put a camera in it first.

Not the seller — most have never seen theirs and have no reason to think about it until it backs up. Not the listing agent. Not your home inspector, because it's underground and outside the scope of a visual inspection. It appears on no disclosure form and in no municipal record.
Meanwhile the line has been in the ground since the house was built, with tree roots growing toward it the entire time.
And here's the part most buyers don't know until it's too late: in most New Jersey municipalities, the homeowner owns the lateral all the way to the main — including the section running under the sidewalk and the street. Standard homeowner's policies generally don't cover it. When it fails, it's your pipe, your excavation, your permit, and your bill.
We run a specialized camera through the lateral from an accessible entry point and document what's actually inside the line — the pipe material, its condition, root intrusion, standing water, separations, and obstructions. You see the footage. Not a description of it.

What We're Looking For
Root Intrusion
Roots find joints and cracks, then grow. The most common finding, and it doesn't reverse on its own.
Cracks & Breaks
Structural failure of the pipe, from age, shifting soil, or load from above.
Offset Joints
Sections that have separated or shifted out of alignment, letting soil and roots in and waste out.
Bellies
Low spots where the line has sagged and no longer drains fully. Waste collects there and the line backs up repeatedly.
Deterioration
Pipe that is corroding, softening, or losing its shape depending on the material.
Obstructions & Debris
Blockages, collapsed sections, and foreign material restricting flow.
How Old Is the Pipe, and What Is It Made Of?
Pipe material is largely a function of when the house was built, and it tells you a great deal about risk.
If you're buying a mid-century South Jersey home with mature trees in the front yard, you are looking at the highest-risk combination there is.
Orangeburg (roughly 1945–1972)
Tar-impregnated wood fiber pipe, used widely across the Northeast in the postwar building boom. It deforms, flattens, and collapses with age. Any of it still in service is well past its expected life.
Clay (pre-1970s)
Durable material, but installed in short sections with joints at regular intervals. Roots find those joints reliably.
Cast Iron
Long-lived, but corrodes from the inside, scaling and narrowing over decades.
PVC (modern)
The current standard, and generally the least concerning. Still subject to bellies from poor bedding, crushing, and separation.
What a Sewer Scope Can and Can't Do
- We inspect accessible portions of the line. Configuration, access points, and blockages can limit how far the camera travels. Whatever we can't reach, we tell you.
- It's a visual inspection, not a guarantee. We document conditions visible on the day of inspection.
- If the camera can't pass, that limitation is documented — and an obstruction the camera can't get past is itself meaningful information.
- We don't perform repairs. You'll take the findings to a licensed plumbing or sewer contractor for scope and pricing, which keeps our assessment independent of who profits from the fix.

What It Costs to Skip It
A sewer lateral replacement commonly runs into five figures in New Jersey, and considerably more when the line passes under a driveway, mature landscaping, or a public street requiring municipal permitting and road restoration.
Homeowner's insurance generally doesn't cover it. There's no warranty on a pipe that came with the house.
Before closing, a failing lateral is a repair credit or a seller's obligation. After closing, it's a Saturday morning with sewage in the basement and a number you weren't expecting.
